Jessica Cao’s auction success


Ray White Head of Performance and Recognition Bianca Denham recently sat down with Chairman’s Elite agent Jessica Cao from Ray White Upper North Shore, Sydney to talk about the secrets of her success.

Ms Cao works in the prestigious areas of Lindfield, Roseville, and Killara, where family homes typically sell for between $3 to $5 million. Despite working in a market with long hold periods (families tend to stay for 20-odd years), she has thrived by maintaining close relationships with buyers, many of whom she nurtures over years of communication.

Having transitioned to real estate from a career in the paper and pulp trade in Shanghai, Ms Cao credits her early success to her language skills, which allowed her to assist Chinese buyers. She worked for eight years at Richardson & Wrench before joining Ray White, where her business has grown significantly. She currently leads a team of four, including two associates and an assistant.

Her point of difference is that she is committed to the auction process, running nearly all of her properties through auctions. Even if they are not initially seen as ideal candidates and said that the key to a successful auction is staying closely engaged with potential bidders, often contacting them every day leading up to auction day. Her dedication has paid off, as she frequently sells some of Sydney’s highest-priced homes by auction.

Ms Cao also leverages media exposure to enhance her property campaigns, working closely with journalists to feature unique aspects of her listings. This approach has earned her widespread recognition, often attracting major media outlets to her auctions, which helps boost both her clients’ sales prices and her profile. Her next goal is to increase her business by 20%, continuing to build on her successes.
